Why are brick chimneys such a problem in earthquakes?
Unreinforced masonry is heavy, brittle, and sits at the highest point of the house. In Northridge in 1994, fallen chimneys were one of the most common forms of serious damage. Bracing or removing the masonry above the roofline takes that hazard off the table for a few thousand dollars.
Should I brace my chimney or just remove it?
It depends on the masonry. If the mortar is sound, bracing works. If the chimney is already cracked and crumbling, removal above the roofline with a metal flue replacement is usually cheaper long-term and safer. We'll give you the honest math on both.
Can I still use my fireplace afterward?
With bracing, yes — nothing about the flue changes. With removal-and-reflue, you keep a working fireplace with a metal flue where the brick stack used to be.
